The market is tight as inventory is low, and there are many buyers circling to get into the game. Right now it's fair to say that we are knee deep a “Seller’s Market” in the South Carolina Lowcountry and that one needs to be very savvy in order to have their offer accepted.

There is an art to writing an offer and having a strong, knowledgeable Realtor makes all the difference. Coming in aggressively and locking down a property before multiple offers are presented usually lands you the best opportunity and the desired home. Dancing around the obvious might cause a purchaser to end up with their disappointing second choice.

When it’s time to sell your home, will you be the one who puts up the For Sale sign? The idea of putting up a For Sale By Owner (FSBO) sign will probably be a consideration with the hope of avoiding the majority of the 6–10% selling costs that come with having a real estate agent list your home.

With an FSBO, prepare to take on all of the duties and liabilities that you otherwise would be paying an agent to assume. You will have to find access to comps to accurately price your home, and you will need to be aware of the legal aspects of a home sale. Be sure to check your state’s laws for selling your home and determine if there are any regulations you must additionally comply with as a FSBO. Any omissions may be costly and litigious.

If you are an…

Historically low mortgage rates are a big motivator for homebuyers right now. In 2020 alone, rates hit new record-lows 16 times, and the trend continued into the early part of this year. Many hopeful homebuyers are now wondering if they should put their plans on hold and wait for the lowest rates imaginable. However, the reality is, acting sooner rather than later may be the actual win if you’re ready to buy a home.

According to Greg McBride, Chief Financial Analyst for Bankrate:

“As vaccines become more widely available and a return to normal starts to come into view, we’ll see mortgage rates bounce off the record lows.”

While only a slight increase in mortgage rates is projected for 2021, some experts believe they will start to rise.…

The number of houses for sale today is significantly lower than the high buyer activity in the current housing market. According to Lawrence Yun, Economist for the National Association of Realtors (NAR):Chief

“There is no shortage of hopeful, potential buyers, but inventory is historically low.”

When the demand for homes is higher than what’s available for sale, it’s a great time for homeowners to sell their house. Here are three ways low inventory can help you win if you’re ready to make a move this fall.

1. Higher Prices

With so many more buyers in the market than homes available for sale, homebuyers are frequently entering into bidding wars for the houses they want to purchase. This buyer competition drives home prices up. As a…

We’ve heard the chatter lately from friends and neighbors who are thinking about taking out a second mortgage. If it’s pertinent to them, it may be on your mind too. Don’t get confused, research and ask for help. Here are some facts to see if it is right for you.

A second mortgage is a type of loan that lets you borrow against the value of your home. Your home is an asset, and over time, that asset can gain value. Second mortgages, which can be home equity lines of credit (HELOCs) or home equity loans, are a way to use that asset for other projects and goals without having to sell your home.

You will be surprised at how restrictive sellers can be when it comes to the amount of access they want to allow into their home. It is helpful to guide them on the importance of access. It is essential.

You really can’t stress enough to them that homes that don’t get shown…don’t get sold. Plain and simple. If they restrict their home showing times to small intervals and it’s too hard for a buyer to see their home, the buyer will most likely cross it off their list or at the very least move it to the bottom of the list.

I can help you work around this issue and more with your clients. Let’s discuss how working together can increase your business.
