What Is a 1031 Exchange and Why Is It Important?

A “1031 exchange” is the nickname used to discuss Section 1031 of the U.S. Internal Revenue Service’s tax code. This section states that if an individual exchanges one investment property for another via a 1031 exchange, they may be able to defer capital gains (or losses) that they would otherwise have to pay at time of sale.

Section 1031 applies to “property” beyond real estate, but many 1031 cases deal with buildings and land. We’ll only discuss 1031s in relation to real estate.

I think I share this recipe every year, but that's because it's so good. Now come on and make them already!! They're not even hard - you have no excuse!

Ingredients 

  • 1/2 cup unsalted butter
  • 1/2 teaspoon salt
  • 1 (16 oz) bag Mini marshmallows
  • 1 (11.5 oz) box Lucky Charms cereal

Instructions

    • Grease a 9x13 in pan with cooking spray (or two 8x8 inch pans if you want thicker bars).
    • Melt butter over low heat in a large stockpot.
    • Once butter has melted, stir in salt and mini marshmallows.
    • Stir constantly until melted.
    • Once the marshmallows have melted, remove from heat and stir in cereal.
    • Stir gently so you don’t crush the cereal.
    • Pour mixture into prepared pan and GENTLY…

When I think of about my dream house in the heart of Hampton Hall I think hardwood floors, a glam screened porch, bright open glass front door, lots of living spaces, all located in a great community.

This week’s crush checks all of those boxes. Plus:

  • 4 bedrooms, 5 baths and over 3,400 square feet
  • fenced in wooded backyard (so dreamy)
  • sky lights in the screened porch because watching the rain during a storm is just as amazing as the sun!
  • double ovens - for great entertaining
  • and if you ever want to leave your house, there are so many activities; a fitness center, zero-entry pool, bocce, tennis, and dining

I love this house. I've been in it, and it is just as nice as the pictures. Let's go tour it!
