The Cobb Group & Charter One have some very exciting news to share! Charter One Realty reached a milestone that is rarely seen in this market. We closed over $1,000,000,000 (ONE BILLION DOLLARS) in real estate! To put that in perspective, that’s more than three times our closest competitor who has just as many (if not more) agents. Our Bluffton, Promenade office alone has 11 individuals/teams responsible for $5M to $20M in 2019 Closings (and we still have half a month to go). The Cobb Group is one of these dynamic teams!!! A huge congratulations to all Charter One Realtors. We are so grateful to be part of this outstanding company!

Thank you Marr’s for the kind words. We really enjoyed working with you, and we really appreciate the Google Review.

Our buying experience was a little unusual. We saw a house listed that met our criteria but we were leaving Bluffton that afternoon. Allison had sold homes to family members in the past so we called her because they had all had good experiences with her. She got her husband to show us the house before we had to leave. From that point on every contract was made over the phone or computer. We chose the financing and law firm on her recommendations. All went smoothly and we were finally able to meet everyone when we went to close. Excellent job by all concerned. Thanks, Allison and company.

As rain is expected to continue all day in my neck of the woods, I sit quietly and plan out my day. While it was tempting to hit the snooze button an extra time, I thought about all the things I could get done. However, that doesn’t mean that sometimes we don’t need a mental health day. It reminds me of a great article I read by Do Five Things A Day.

I love this part from the author saying what a rainy day can turn into:

To take advantage of the drops hitting the ground, reminding me to be mindful of what is brought to me in my life. I perceive rain as an opportunity for cleansing. As the rain washes the dirt from the road, I can take the day to refresh my soul and my mind.

If you have a rainy day today too, I hope…

There’s a whole lot of people who’ve been waiting for the Starbucks at Sea Turtle Plaza to open, and the time has finally come! Have you been there yet? They did a great job with it. It’s really nice. The seating and workstation areas are accommodating with lots of power stations. The best part…the staff are friendly and inviting.

Oh and the barista talked me into trying the Cold Brew Irish cream coffee. Delicious!

Selling your home in the spring doesn’t mean you have to actually wait until spring to prepare your home for a sale. After the holiday whirlwind of festivities and guests, it’s time to get your house in order this winter for a successful spring sale.

I asked two pros, Mary Cook, president of interior design firm Mary Cook Associates in Chicago, and Judy Dutton, deputy editor of realtor.com, for advice on what you can do now to get ready for spring showings and open houses. Here’s what they had to say.

Let natural light flood the rooms. “The best way to prepare your home for a spring sale is to open it up, lighten it up and brighten it up,” says Cook. For instance, she recommends raising shades and opening curtains to let in natural light.…

Note from The Cobb Group: Foreclosures are harder and harder to come by. The good news is these are easier to purchase than a short sale as the bank acts as the seller making them a standard buyer to seller transaction. Call us to talk about availability as well as pros & cons - 843-338-7256.

Should I buy a foreclosed home?

For the right buyer, getting a foreclosed home can be an amazing deal.

You can likely purchase a foreclosed house at a major discount, fix it up, and then live in it or sell it for a tidy profit.

But new research suggests it’s getting harder to find foreclosure bargains. There just aren’t as many on the market as there used to be.

So, is it worth it to try to find and purchase a foreclosed home?

That…

Here’s how to do it right:

Is it safe? Aren’t you worried about people touching your stuff? How will you manage running a rental all by yourself? These are just a few of the many questions I’ve gotten from curious friends when I decided that, after one too many eccentric roommates, I was going to rent out the second room in my swanky Brooklyn apartment on Airbnb. And after doing so for almost three years, I can honestly say it was worth all the time, money and energy — because it is an investment — and you’ll reap the rewards if you do it right. Here’s how to be not just a good Airbnb host, but a great one.

1. Always Be Upfront With Guests

When you’re filling out your host profile, it might be tempting to add a little Photoshop magic to…
